RESEARCH SPECIALIST II
THE TEAM YOU WILL BE JOINING
- Join the Real Estate organization of a large, established energy and utilities company supporting land rights, property research, and acquisition initiatives.
- Work alongside Real Estate professionals, engineering teams, internal stakeholders, and external vendors to research and validate property ownership and existing land rights.
- Serve as an experienced resource within the research team, providing guidance and technical support to Research Specialist I team members and vendor personnel.
- Support projects involving existing utility facilities and infrastructure, helping determine the rights associated with properties, easements, and other real estate interests.
- Work in a fast-paced environment where accuracy, documentation, and the ability to prioritize multiple research requests are critical.
LOCATION
- Primarily Remote
- Occasional onsite meetings may be required.
- Candidates should live within a reasonable commuting distance of the assigned reporting location.

WHAT YOU WILL DO
- Perform detailed title and real estate research on existing facilities and utility infrastructure to identify, verify, and document land rights.
- Research property ownership, easements, deeds, rights-of-way, plats, surveys, legal descriptions, and other recorded real estate documents.
- Review historical and current records to determine whether appropriate property rights exist for utility assets and facilities.
- Apply knowledge of real estate law and engineering documentation to resolve research questions and support acquisition-related projects.
- Interpret property records, maps, plats, surveys, and other documentation to validate land rights and property information.
- Utilize available research systems and databases to locate, verify, and document property information.
- Support Research Specialist I employees and vendor personnel by providing guidance, training, and technical oversight.
- Communicate research findings clearly to Real Estate professionals, project teams, engineering partners, vendors, and other stakeholders.
- Maintain accurate records and ensure research findings and supporting documentation are properly captured within applicable systems.
- Help document and communicate research processes and procedures to maintain consistency and data integrity.
- Manage multiple priorities and adjust quickly as project needs and research requests change.
WHAT YOU WILL NEED
- 2+ years of related experience in title research, real estate research, land rights, right-of-way, surveying, utilities, or a closely related area.
- Experience performing title research, particularly involving existing properties, facilities, easements, rights-of-way, or utility infrastructure.
- Ability to research and interpret deeds, easements, plats, surveys, legal descriptions, and property records.
- Working knowledge of real estate concepts and real estate law.
- Strong research, documentation, analytical, and problem-solving skills.
- Ability to work independently and prioritize multiple assignments in a fast-paced environment.
- Strong written and verbal communication skills.
- Associate's degree in Paralegal Studies, Business, Real Estate, Political Science, Surveying & Topography, or another related discipline.
- High school diploma/GED plus 4 additional years of relevant experience may be considered in lieu of the degree.
- Valid driver's license.
- Ability to obtain Notary Public status within the first year of employment.
NICE TO HAVE
- Bachelor's degree in a related field.
- 3–5 years of title, real estate, land-rights, or utility research experience.
- Previous experience researching existing utility facilities or infrastructure.
- Utility, energy, right-of-way, land acquisition, or engineering industry experience.
- Experience with GIS or mapping systems.
- Surveying or topography experience.
- Experience with systems such as Maximo, LIM, CastPro, or Tapestry.
- Paralegal Certification.
- Industry certification such as IRWA.
- Experience mentoring or providing technical guidance to junior researchers or vendor personnel.
