RESEARCH SPECIALIST I
THE TEAM YOU WILL BE JOINING
- Join the Real Estate organization of a large, established energy and utilities company supporting land rights, property research, and infrastructure projects.
- Work alongside Real Estate Representatives, Research Specialists, engineering teams, business partners, and Data Management teams.
- Support new construction, rebuilds, major projects, relocations, and existing utility infrastructure by researching property ownership and existing land rights.
- Help ensure the company has the appropriate easements, rights-of-way, and property rights needed to install, operate, and maintain utility infrastructure.
- This is a strong opportunity for someone earlier in their career who has experience with title research, real estate, land records, surveying, mapping, paralegal work, or utility infrastructure.
LOCATION
- Primarily Remote
- Occasional onsite meetings will be required after the onboarding period.
- Candidates should live within a reasonable commuting distance of the assigned reporting location.

WHAT YOU WILL DO
- Conduct title and property ownership research using internal systems, external databases, county records, and other available resources.
- Research existing easements, rights-of-way, deeds, and other land rights associated with utility infrastructure.
- Determine property ownership and identify the rights necessary for the installation, operation, and maintenance of infrastructure.
- Review engineering drawings, site plans, surveys, plats, and legal descriptions to support real estate research.
- Assist with research related to new construction, rebuilds, major projects, relocations, and existing facilities.
- Prepare and support the preparation of real estate documents using information gathered through research.
- Coordinate with Business Partners, Real Estate Representatives, Research Specialists, engineering teams, and Data Management personnel.
- Submit land-rights information and supporting documentation for proper indexing and recordkeeping.
- Assist with identifying and mapping easements within GIS or other mapping systems.
- Maintain accurate research records and ensure information is properly documented within applicable systems.
- Stay current on relevant land laws, regulations, and real estate research practices.
WHAT YOU WILL NEED
- 1+ year of related professional experience in title research, real estate, land records, right-of-way, surveying, paralegal work, utilities, or a related area.
- Experience researching property ownership, titles, deeds, easements, rights-of-way, or county land records.
- Ability to review and interpret property-related documentation such as legal descriptions, plats, surveys, site plans, or engineering drawings.
- Strong proficiency with Microsoft Office, including Word, Excel, and Outlook.
- Strong organizational skills and attention to detail.
- Critical-thinking and problem-solving abilities.
- Ability to work independently and stay organized in a primarily remote environment.
- Strong written and verbal communication skills.
- Associate's degree in Paralegal Studies, Real Estate, Business, Political Science, Surveying & Topography, or another related field.
- High school diploma/GED plus 3 years of relevant experience may be considered in lieu of the degree.
NICE TO HAVE
- Bachelor's degree in a related field.
- 2+ years of related title, real estate, land-rights, or property research experience.
- Previous title examination or title research experience.
- Experience researching land rights associated with existing facilities or utility infrastructure.
- Utility, energy, right-of-way, land acquisition, or engineering industry experience.
- Knowledge of electric distribution or transmission systems.
- Experience with GIS or other mapping systems.
- Surveying experience or experience interpreting engineering drawings, plats, and site plans.
- Experience with Maximo, LIM, CastPro, or Tapestry.
- Paralegal Certification.
- Previous experience working within a large utility or energy organization.
